Every enquiry is reviewed before acceptance. More complex premises — mixed use, larger or higher-risk buildings, unusual layouts or restricted access — are reviewed individually before we quote.

    We review the details, confirm what the assessment will and will not cover, and send a written quotation. Anything beyond that scope is quoted separately.

    Agreed assessor and site visit

    The competent assessor is confirmed with you before booking. The visit is then arranged subject to the agreed scope and assessor availability.

  4. 04

    Report and action plan

    You receive the written fire risk assessment with its significant findings and a prioritised action plan you can work through.

Scope

What the Assessment Covers

Scope is agreed in writing before the visit. For a shared-area fire risk assessment on a residential building, the assessment includes consideration of the relevant structure, the external walls and flat entrance doors, to the extent this can be done within the agreed, non-intrusive scope.

Considered within the agreed scope

  • Shared escape routes, exits and the arrangements for evacuation
  • Consideration of relevant structure, external walls and flat entrance doors within the agreed scope
  • Sources of ignition, fuel and oxygen observed on site
  • Fire safety measures and signage observed, and their apparent condition
  • Management arrangements, records and information made available to the assessor
  • People at risk, including anyone who may need assistance

Access to individual flats is agreed case by case. We do not assume that flat interiors are excluded — where the building and the agreed scope call for it, access arrangements are discussed and confirmed before the visit.

Separately scoped if required

  • Intrusive surveys and opening up
  • FRAEW (external wall assessment) and EWS1
  • Detailed fire door surveys
  • Testing of alarms, detection and emergency lighting
  • Remedial works of any kind

These are separately scoped and quoted if they are required. They are not part of a shared-area fire risk assessment unless we have agreed and quoted for them in writing.

Common Questions

Is a fire risk assessment a certificate?

No. A fire risk assessment is a written assessment and report, not a certificate and not a pass or fail. It records the significant findings for the premises and sets out recommended actions. Acting on those actions remains the responsible person's duty.

How often does it need reviewing?

There is no universal annual expiry date. An assessment should be reviewed regularly and whenever there is a significant change — to the building, its use, its occupancy, the fire safety measures, or following a fire or near miss. The assessor advises a sensible review interval for your premises as part of the assessment.

Who carries out the assessment?

Montgomery & Sons coordinates your quotation and booking. The assessment itself is carried out and signed by an appropriately competent specialist fire risk assessor, confirmed with you before the booking is made.

Do you carry out the remedial works?

No. Any works arising from the assessment are entirely separate. They are scoped, quoted and authorised on their own, and are never included in the assessment quotation.

Does a shared-area assessment look at flat entrance doors and external walls?

A shared-area fire risk assessment includes consideration of the relevant structure, external walls and flat entrance doors within the agreed non-intrusive scope. A detailed fire door survey, an intrusive survey, or an FRAEW / EWS1 assessment is a separate piece of work that is scoped and quoted separately if it is needed.

How quickly can you attend?

We cannot promise a same-day visit or a fixed report turnaround. Once the scope and quotation are agreed we confirm the assessor and give you realistic availability for the site visit and the report.

What does it cost?

Every assessment is quoted individually against the premises and the agreed scope. The main factors are the use of the building, its size and number of floors and buildings, occupancy, access and complexity. Send us the property details and we will put a written quotation together.
