Structured room-by-room inspection

Each room and system is inspected in turn, with appropriate functional checks and relevant readings, within the agreed accessible and non-invasive scope.

Emergency shut-off pack

We identify and record the main stopcock and accessible isolation points, label the ones positively identified as safe and accessible, and give written locations and instructions. Where appropriate and authorised we demonstrate safe operation. Access, operation and labelling limitations are recorded honestly, and we never force an old, seized or deteriorated valve.

Water-wastage check

We look for dripping taps and possible continuous WC flow, take relevant accessible flow measurements and give practical, property-specific efficiency recommendations. We record what was tested, how, where, in what units and with what limits.

Prioritised action plan

Every finding is linked to its evidence and marked urgent attention, planned repair, monitor, or no action identified — each with a reason and an appropriate next step. Anything not inspected or not accessible is recorded as such, never as a pass.

Written report, without photographs

A clear written condition report you can read and share, with no photographs embedded in the document.

A flexible tap hose weeping slowly

A slow seepage from a flexi-hose under a basin or sink unit can sit unnoticed inside a cupboard. Where it is visible and accessible, it is recorded with its evidence and a priority.

A stiff or weeping stopcock

A main stopcock that is stiff, weeping or hard to reach matters when water needs turning off quickly. We record its location and condition, and never force an old or deteriorated valve.

No local isolation to a fitting

Where an appliance or fitting has no accessible local isolation valve, an ordinary repair can mean shutting off the whole home. We note where that is the case so you can plan.

The base price covers one ordinary self-contained home within the scope listed above. Additional rooms or standalone fittings are itemised before booking. Their quoted price includes the associated inspection and reporting; the same work is not charged again as extra time. HMOs, multiple units, annexes, shared or complex systems and uncertain scope or access require individual review and a written quotation. Any additional work is agreed before it proceeds. There are no discounts and no VAT is added.

Standalone leak alarms

Where suitable, we can supply, position, test and hand over standalone leak alarms. Hardware is not included in the inspection price.

Repairs and coordination of remedial works are quoted separately and only carried out with your written authorisation.

Follow-up or reinspection visits

Agreed follow-up, reinspection or maintenance visits are arranged and quoted individually.

No alarm hardware, repair work, unlimited support, subscription, monitoring, 24/7 emergency response or return visit is included in the £199 inspection, and nothing is enrolled onto a recurring charge. Montgomery & Sons remains your point of contact throughout, and any separately charged work is confirmed in a Montgomery & Sons quotation before it begins.

What This Inspection Is — And What It Is Not

The Residential Plumbing Inspection & Condition Report is a visual, non-invasive plumbing condition inspection of a home.

It is not:

  • — A full building survey
  • — A RICS survey
  • — A structural survey
  • — A property valuation
  • — A statutory certificate of any kind
  • — A gas-safety inspection
  • — An electrical inspection
  • — An asbestos inspection
  • — A drainage CCTV survey
  • — A Legionella risk assessment
  • — An invasive inspection
  • — A specialist trace-and-access leak detection service
  • — A guarantee against concealed faults, defects or leaks
  • — An assurance of any sale, purchase or letting outcome

Only accessible areas and components can be inspected.

Furniture, finishes, walls, floors, ceilings and fixed structures will not normally be removed or disturbed during the standard inspection.

Pressure, flow and moisture observations are supporting observations only and are not proof that a concealed defect does or does not exist. Thermal imaging is not part of the standard service.

Further specialist investigation may be recommended where findings suggest it is appropriate.

What does the £199 cover?

It is the base price for an ordinary home within our base scope: the structured room-by-room inspection, the emergency shut-off pack, the water-wastage check, a prioritised action plan linked to the evidence, a written condition report without photographs, a separate room-by-room photo pack, and your Property Plumbing Passport with portal access. No VAT is added on top and there are no discounts.

Which homes are covered by the base price?

One ordinary self-contained home with one kitchen, up to two bathroom or WC rooms combined, up to one utility or laundry area and up to two base hours on site. There is no limit on bedrooms. Additional rooms or standalone fittings are itemised before booking; their quoted price includes the associated inspection and reporting and is not charged again as extra time. Is this useful when selling as well as buying?

Yes. Sellers use it before going to market or while a sale progresses, buyers use it before committing, and homeowners, landlords, agents and property managers use it for ongoing ownership and maintenance. It is not a rental-only or between-tenancies-only service. It does not guarantee or assure any sale outcome.

Who is the report for, and can it be shared?

Before booking we confirm who is commissioning the inspection, that access is authorised by the owner or their agent, what the report is for and who it is intended to be shared with. Sharing and reliance are agreed in writing. The Property Plumbing Passport belongs to the commissioning client and is not automatically transferred to a buyer or agent.

What happens if a stopcock or valve is hidden or seized?

We record exactly that. We never force an old, seized or deteriorated valve, and we do not label a control we cannot positively identify as safe and accessible. Anything inaccessible is reported as not inspected, with a recommended next step — it is never recorded as a pass.

Why is the written report photo-free?

The written report is designed to be read and shared quickly. Photographs are supplied in a separate pack grouped by room, with references back to the individual items in the report, so the evidence stays linked without making the report unwieldy.

What is the Property Plumbing Passport for?

It keeps the inspection findings, shut-off information and dated history for the home in one place, with authorised access through the portal. It belongs to the commissioning client and is not automatically passed to a buyer, agent or anyone else — sharing is arranged separately.

Can you carry out the repairs you identify?

Repairs and remedial works are quoted separately and only start once you have authorised them in writing. Larger, invasive or specialist works may be carried out by vetted trade partners, with Montgomery & Sons remaining your point of contact.

Do you use thermal imaging?

Thermal imaging is not part of the standard inspection. We take targeted moisture observations where they are appropriate to the equipment we carry and our competence, and we never diagnose a cause from a reading alone.

What are the limits of an accessible inspection?

This is a visual, non-invasive inspection of accessible plumbing. Concealed pipework, and anything behind furniture, finishes, walls, floors, ceilings or fixed structures, is not inspected. It cannot identify every fault or leak. It is not a full building survey, a structural or RICS survey, a valuation, a statutory certificate, a guarantee against concealed defects or any assurance about a sale outcome. Further specialist investigation may be recommended where findings suggest it.
